When moving home it is important that you find the right mortgage for you and that the process is done as swiftly and professionally as possible.


Staying with you current lender may seem the simplest option but if might not be the most cost effective.


It may be that you are an experienced buyer or that you haven't moved for some time, either way we will take the hassle of moving across for you supporting you through the entire process ensuring that you get the most suitable mortgage for you. We advise on all of the following:


  • Calculating how much you can borrow from the various lenders in the market
  • Establishing which lenders will actually lend, based on lending criteria and credit score
  • Source the most suitable option from the market, on a “true cost” basis
  • Calculate how much the monthly payments will be, based on a number of scenarios to help you arrive at an informed decision
  • Establishing whether it makes sense to port your current mortgage, particularly if it has any penalties
  • Getting the timings right – the options should be worked out and an agreement-in-principle arranged before you commit to selling and incurring any sale fee

  • What documentation you will need, for example proof of income, identification and address are documentation that you will always be required to provide;

Buy to Let

Buying an investment property needs professional advice. We can navigate through the best option for you.


Whether you’re becoming a landlord for the first time or you’re looking to expand an existing portfolio you will need to take out a buy to let mortgage rather than a standard residential mortgage. A buy to let mortgage is specifically for people who are buying a property to rent out to tenants.


Buy to let mortgages differ from residential mortgages in several ways:

 

  • Interest rates are usually higher on buy to let mortgages compared to residential
  • Whereas for residential mortgages your deposit could be as little as 5% of the property value you will have to pay at least 15% for a buy to let mortgage.
  • Unlike a standard mortgage, where the amount you can borrow is linked to your income, with a buy to let mortgage, the lender will instead look at how much rent you could make from the property on which the mortgage is secured.
